We have successfully negotiated another unique feature for our policyholders as an extension your Property Protector Assist covers.

Your policy can be extended to include Property Emergency Insurance available for all residential property owners on a per policy basis rather than being charged on a per property basis, so for those of your owning several properties this a must have feature.

What is Property Emergency Insurance

Property emergency Insurance is a cost-effective insurance product that will help protect you in the event of a domestic emergency at your rental property. Property emergencies can be stressful and sometimes difficult to resolve, but with Emergency Insurance you will have peace of mind knowing that we are with you every step of the way, by not only appointing a suitably qualified contractor to attend your rental property but also meeting the costs associated with this.

Cover is provided 24 hours a day, 365 days a year for:

•    Call-out charge
•    Labour up a maximum of 2 hours
•    Parts & materials up to a maximum of £100
•    Alternative Accommodation up to a maximum of £250

The maximum payable per claim is £1000

Emergencies covered are:

•    Breakdown of the main heating system
•    Plumbing and drainage problems
•    Damage to or failure of your property’s security including locks and windows
•    Breakage or failure of your sole toilet unit
•    Loss of your domestic power supply
•    Lost keys
•    Vermin infestation

Claims Procedure

In the event of an emergency in the property please contact us on the number shown on the front of the policy as soon as possible providing us with your name, address, postcode, and the nature of the problem.

We will record your details and then decide on the best course of action to mitigate your loss &/or repair the damage.  If the incident relates to an emergency covered under your policy we will instruct a member of our Emergency Contractor Network. Please note that adverse weather conditions and remote locations may affect normal standards of service.

It is important you notify us as soon as possible and do not appoint your own contractors as we will not pay the costs incurred and it could invalidate your cover.

In the event of a claim for alternative accommodation you should obtain our authority to incur any costs prior to us reimbursing you.

If the incident is not covered by this policy then we can still provide assistance which will be at your own cost. This may also be an event covered by your main buildings &/or contents policy and we will seek to advise you accordingly.

Please note that you should report any major emergency which could result in injury to the resident of your rental property or serious damage to the property to the Emergency Services or the company that supplied the service.

What is Landlords Legal Solutions?

Landlords Legal Solutions is a cost-effective insurance product that will help protect you should you need to pursue or defend your legal rights.  Legal issues can be complex and sometimes difficulty to resolve, but with Landlords Legal Solutions you will have peace of mind knowing that we are with you every step of the way, by removing the financial burden that stressful legal situations can bring.  Landlords Legal Solutions is designed to help in a number of situations including:

•    assistance with the eviction of squatters from your Property.
•    defence of prosecutions brought against you.
•    help to repossess your Property.
•    help to recover unpaid rent due from your tenants.
•    pursuing a claim against another party following damage to your Property.
•    accommodation costs up to £75 per day whilst you are trying to regain possession of your Property up to a maximum of £2,250 in total.
•    the payment of rent up to a maximum of 12 months until you obtain vacant possession (only operative if shown in the Schedule).

Our claims staff, and those appointed on your behalf, will be available to answer your questions, by telephone or e-mail, to provide you the reassurance you need at what can be a very difficult time.

When a claim does occur, we will appoint a solicitor, or another professional with the expertise in the area of law that matches your problem; this being a key component to providing maximum impact at outset.

Property management companies have specific requirements and legal obilgations, so we have created a policy ideally suited to these needs.

Our Legal Solutions extends to cover the legal liability, and our Emergency Solutions provides assistance to cover the common parts of the building.  You'll find further information in the downloads panel on the right.

In the event of a legal or tax problem we would strongly recommend that you initially take advantage of our confidential 24 hour legal and tax advice service which we provide to you as part of this policy; the only cost to you is a standard rate call.  The advice covers any business legal or tax matter and you can use this service as often as you like.  Your query will be dealt with by a suitably qualified specialist experienced in handling a range of legal and tax related matters.
